Vice President of Construction

Position Summary

AMCAL General Contractors, Inc., a rapidly growing developer/builder of diverse real estate projects that builds multi-residential apartment and condominium and single family residence projects, is seeking a Vice President of Construction with significant experience in urban infill 3 and 4 story Type V construction over single and multi-level Type I podium style garage structures, 2 and 3 story slab-on-grade sub-urban and rural apartment projects including off- and on-site utility infrastructure and street improvement work.

Responsibilities

  • Set the vision and strategy for the organization.
  • Establish a company culture of excellence, with a focus on quality and integrity.
  • Position the company to lead the industry in innovation and best practices.
  • Carry out the goals and objectives of the CEO and AMCAL ownership entities.
  • Build on the AMCAL brand and reputation from the construction company perspective.
  • Establish and balance the role of AMCAL and AMTEX with respect to the in-house function as a construction department and a stand-alone construction company.
  • Determine company priorities and ensure that they are met.
  • Attend, represent and act as spokesman for AMCAL; at political, industry, and project-specific events.
  • Manage the Directors of Construction.
  • Interface with all AMCAL related departments including property management, accounting, human resources, administration, pre-construction, acquisition, and development.
  • Ensure that the company is in conformance with all applicable legal and regulatory requirements.
  • Plan for, and manage, the growth of the organization as the company transitions into larger and out-of-state projects.
  • Establish and maintain operational budgets.
  • Protect the economic and financial viability of the organization.
  • Create and maximize company profits including the covering of AMCAL parent company overhead.
  • Review company financial reports.
  • Recruit the best employees in the industry including the promotion of training, mentoring, personal /career growth, employee relations, morale, and employee retention.
  • Exceed the needs and expectations of AMCAL ownership entities.
  • Report to company CEO and the AMCAL executive team consisting of the President and Senior Vice President.
  • Participate in company strategic planning sessions.
  • Perform risk analysis and mitigate potential threats to the company.
  • Ensure that all project completion dates and deadlines are met and that no fines or penalties are assessed against the company.
  • Establish standard templates for construction schedules including the approval and sign-off of all initial project schedules.
  • Establish safety standards for field operations.
  • Oversee third party general contractors including the setting and management of standards and procedures.
  • Visit all projects under construction on a regular basis, to ensure that they are being completed in accordance with AMCAL standards.
  • Oversee the estimating function and senior estimator for all project conceptual estimating, progress budget confirmations, and competitive bid estimating; including the finalization of bid packages, review of proposals, and putting together the final bids.
  • Establish an Excel-based estimating program/system for fast and accurate conceptual estimating.
  • Attend all monthly project meetings.
  • Monitor all weekly project field reports.
  • Keep abreast of all new industry trends including new technologies, building techniques, and material offerings.
  • Track the competition with respect to their standards and innovations.
  • Conduct all employee evaluations and reviews including the setting of goals.
  • Discipline and/or terminate employees with prior authorization from CEO.
  • Monitor industry salary levels, and adjust as appropriate.
  • Update and maintain company Policies and Procedures (PNPs), and Best Practices.
  • Conduct weekly staff meetings.
  • Oversee Pre-Construction in the development of plans, specifications, AMCAL standards, budgets and schedules.
  • Participate in RFPs including the establishment of construction budgets.
  • Oversee all legal disputes including interface and management of corporate attorney.
  • Review/Sign-off on conceptual site plans prior to schematic development.
  • Interface with property management with respect to property performance standards, warranties/guarantees, and customer service.
  • Keep abreast of new and upcoming agency and building code requirements.
  • Review and monitor Buyout reports and job costs to ensure that profit levels are achieved.
  • Review due diligence materials and perform site evaluations for new and prospective projects.
  • Prepare and/or execute owner contracts, change orders, and draws.
  • Participate in owner/partner kick-off meetings.
  • Participate in all punch list walks to ensure that AMCAL standards are met or exceeded.
  • Sign off on contract exception forms.
  • Monitor company performance bonds.
  • Hold the line on internal construction and owner change orders.
  • Institute a subcontractor marketing program to attract the best and most competitive companies.
  • Establish national account buying programs for materials and equipment.

Job Characteristics

  • Use of personal vehicle will be required for travel and a valid driver’s license and insurance is required.
  • While performing duties of this job, the employee is regularly required to walk, use hands to touch, handle or feel objects, tools, or controls, reach with hands and arms, climb or balance, and talk or hear. The employee is frequently required to stand and stoop, kneel, bend, crouch or crawl. Must be physically able to walk construction projects over rough terrain, climb ladders, ascend second floors and roofs, etc. The employee must frequently lift and/or move up to 10 pounds.
  • Exemplary organizational and communication skills, a high capacity to multi-task, and the ability to manage consultants and personalities are prerequisites.
  • Position based in Agoura Hills, CA. Relocation costs are not covered.
  • A criminal background check and review of current driving record may be required.
