Verano Features Affordable Family Apartments, Onsite Childcare,
Street Front Retail, and is expected to receive LEED Certification


AMCAL Multi-Housing, a statewide leader in the development of affordable housing, has recently completed construction on Verano, a mixed-use development featuring affordable family apartments, onsite childcare and retail space in downtown Perris that is expected to be certified as LEED Gold.

Showcasing a Mediterranean-inspired design by Withee Malcolm Architects, Verano features a total of 40 units, offering 27-two bedroom/two bathroom apartments, 12-three bedroom/two bathroom apartments and one manager’s unit. Featuring three floors, Verano offers centralized laundry facilities and common area amenities including a community room, extensive landscaping, a barbeque area, tot lot, walkways and seating areas with an outdoor fireplace. Each apartment includes an oven, stove, garbage disposal, dishwasher and refrigerator. The community room includes a kitchenette, lounge, gym, and media room. A variety of complimentary social services courtesy of LifeSteps are also offered to residents, such as computer training, job skills training, health nutrition, and parenting classes.

To help reduce living costs for residents, Verano features Energy Star rated appliances. The community exceeds California’s Energy Efficient Standards for Residential and Nonresidential Buildings by 17.5 percent, which is enhanced by solar thermal water heating and Energy Star appliances, lighting and bathroom fans. To improve indoor air quality, AMCAL used interior paint with no volatile organic compounds (VOCs). To reduce water usage xeriscape landscaping with a managed irrigation system was planted, and low-flow water toilets, faucets and showerheads were installed. In addition, AMCAL used the Carpet and Rug Institute’s Green Label low-VOC carpet, pad and adhesive, which help to reduce VOCs and emissions and contribute to the growing use of recycled content for building materials. A high-albedo roof was installed to reduce the heat island effect, and 50% of construction waste was diverted from landfills.

Located with the City of Perris’ Downtown Specific Plan, Verano will help leverage additional public investments through economic development incentive programs in the area, thereby contributing to the ongoing revitalization and redevelopment of the area. In addition, Verano’s convenient location will provide residents with access to public metro link stations, transportation, adjacent Mercado Park, a market, schools and retail outlets, which are located within ½ mile of the development.

Verano was financed with equity and construction loans from Union Bank, permanent loans from California Community Reinvestment Corp., and funding from the Perris Housing Authority.
