Alton Park is being developed as a newly constructed rental community with 195 multifamily rental housing units in Fort Worth, Texas, built within the City of Fort Worth’s 2016 Comprehensive Plan that supports the preservation, improvement and development of high-quality, affordable, accessible rental and ownership housing.
There will be 195 units for individuals and families in the following unit breakdown: 10 one-bedroom units (5%), 105 two-bedroom/two-bath units (54%), and 78 three-bedroom/two-bath units (40%). Of the 195 units, 185 units (95%) will be income and rent restricted at or below 60% of the Area Median Income (AMI), and 10 units (5%) will be market rate.
Alton Park is located seven miles northwest of downtown Fort Worth, TX, in Tarrant County. The site is located along on the 5800 block of Azle Avenue, which is a four-lane thoroughfare. Interstate 820 is less than one-half mile north of the site and is the perimeter interstate of Fort Worth. The intersection of Interstate 820 and Azle Avenue is a retail corridor, anchored by key national retailers Walmart Supercenter, Lowe’s, Home Depot, Publix, Bed Bath & Beyond, Kohl’s, in addition to a movie theatre, drug stores/pharmacies, restaurants, and others.
The project site consists of two continuous vacant tracts comprising the 10.91-acre site that will be improved with seven, three-story apartment buildings and a 4,839-square foot clubhouse.
Project amenities will include a 4,839-square foot, and a one-story clubhouse /community room. This building will have leasing offices, a fitness room, a community room with kitchen, a business center, patio, mail room, and bathrooms. Additional amenities will include perimeter fencing and access gates, a swimming pool, BBQ grills, picnic area, a playground, two dog parks, and 390 open parking spaces (2.0 per unit). Unit amenities will also include a typical appliance package to include an electric range and oven, frost-free refrigerator, microwave, dishwasher, in-sink disposal, tile tub/shower, ceiling fans in the living and bedrooms, and laminated kitchen counter tops. In addition, all units will have walk-in closets, patios/balconies, outside storage, and washer / dryer connections.
