Limestone Ridge Senior Apartments is a 225-unit multifamily apartment project located in southeast Austin, Travis County, Texas. The site is located less than 500’ from the border of McKinney Falls State Park and three miles east of Interstate 35. All units will be restricted at 60% the area median income (AMI).
The Limestone Ridge Senior Apartments will sit upon three tracts of land totaling 13.9 acres of land.
Construction will be three-story garden apartments with elevators and a 1-story clubhouse. Limestone Ridge Senior Apartments will consist of 223 1- and 2-bedroom units for seniors at an age of 55+ earning 60% AMI and two 2-bedroom units will be allocated as on-site managers units.
The project will be a mix of 1- and 2- bedroom apartments in three multi-family, 3-story buildings with elevators. There will be a total of 405 surface parking spaces or 1.8 spaces per unit.
Social services will be available onsite at no cost to tenants. Examples of services provided at previous AMTEX projects: a monthly character building program; quarterly financial planning courses; quarterly health nutrition programs; notary public services; twice monthly arts, crafts, and other recreational activities; twice monthly onsite social services events; an annual health fair and annual income tax preparation assistance.
The project will be designed to be energy efficient and include EPA Energy Star rating appliances.
The McKinney Falls State Park boundary is located less than 500’ northwest of the Limestone Ridge Senior Apartments. The park offers 81 campsites, nine miles of hike and bike trails, and public swimming and fishing. Roy Kizer Golf Course is located on the other side of the state park, a 10-minute drive from the Limestone Ridge Senior Apartments. The Roy Kizer Golf Course is a links-style layout spread over 200 acres in Southeast Austin. With 35 acres of lakes and 22 acres of wetlands, the golf course offers residency to migratory waterfowl in the area and is a beautiful track for all skill levels.
The nearest grocer is a H-E-B located 4.3 miles away, roughly a 10-minute drive, from the location. The H-E-B serves as an anchor tenant for the surrounding retail including a Gold’s Gym, Academy Sports & Outdoors, Big Lots, Rent-A-Center, and several fast food options. Just over half of a mile north on I-35 from the H-E-B lies another retail and entertainment center which includes Regal Cinemas, Lowe’s Home Improvement, Fiesta Mart, and another 10+ restaurants/fast food options.
