Oceana Apartments was developed in partnership with the City of Huntington Beach. Located approximately three miles from the beach, the community provides 78 apartment homes for family households. Oceana Apartments is located on a 2.1-acre site, within the City’s Beach Edinger Corridor Specific Plan. Several thousand market rate units were approved under the Specific Plan, and it is the only 100% affordable community. The financing plan was development under a creative public-private partnership with the City of Huntington Beach and TRI Pointe Homes, who partnered with AMCAL and provided gap financing to meet their inclusionary housing requirement – also a first for the City. The apartments are affordable to lower income households earning between 30% and 60% of the Orange County Area Median Income. It provides spacious floor plans that include one‐, two‐, and three‐bedroom apartments. On-site amenities include barbecue areas, children’s playground, and a community room with offices, computer lab, kitchen, media room, and game room. AMCAL partners with LifeSTEPS to provide complimentary social services for all residents. Consistent with AMCAL’s commitment to sustainability, Oceana is designed as a LEED Gold Building – the higher rating provided to environmentally-conscious green buildings that reduce the carbon footprint and provide energy saving sustainability features to improve building operations over the long run.
